What is this Calculator?

A Down Payment Calculator is a "target-based" financial tool. If you have a specific home in mind but want to keep your EMI at a fixed comfortable amount, this calculator tells you exactly how much cash you need to put down upfront to make the math work.

How it Works

It works backward from the EMI formula. First, it uses your Target EMI, Interest Rate, and Tenure to calculate the maximum loan principal that EMI can support. Then, it subtracts that affordable principal from the total Property Value to find the required Down Payment.

Example Calculation

You want to buy an ₹80,00,000 flat. You want your EMI to be no more than ₹50,000 per month on a 20-year loan at 8.5%.

The calculator determines that ₹50,000 a month at 8.5% for 20 years only supports a maximum loan of approximately ₹57,61,542. Therefore, to buy an ₹80,00,000 flat while keeping that EMI target, you need a down payment of approximately ₹22,38,458 (about 28% of the property value) — well above the typical minimum.

Can I use this calculator for a car purchase instead of a home?

Yes. Enter the car's on-road price as the property value, and set your tenure in years (or convert your target months to years) to see the down payment needed to hit your target monthly EMI.

What does it mean if the required down payment comes out to zero?

It means your target EMI is high enough on its own to fully finance the property at the given interest rate and tenure — you wouldn't need any down payment to hit that EMI target (though lenders may still require a minimum down payment regardless).

Why is my required down payment so much higher than the standard 20%?

Because you set a strict EMI ceiling. If your target monthly payment is on the lower side relative to the property value, the bank can only lend you a smaller principal at that EMI — so a larger share of the purchase price has to come from your own savings.

Do Indian banks always require a minimum down payment?

Yes. RBI's Loan-to-Value (LTV) norms cap how much of a property's value banks can finance — generally around 75-90% depending on the loan amount — meaning a minimum down payment (typically 10-25%) is usually required regardless of your target EMI.
